There are some major milestone that you go through in life, whether it be alone or with your family; buying a house is certainly one of them. There are many things to consider when deciding to move, one of the most important factors is choosing a realtor that you can put your trust and confidence in, knowing that they will help guide you in the right direction. This assures that you are not making a quick decision based on emotion, a home is one of, if not, the largest investment you make. It is essential to have a realtor that not only understands today’s market but also the area that you are looking in and the ins and outs of buying a home. When purchasing homes outside of the GTA there are more things to be aware of such as wells, septic and zoning on the land. Having a realtor that is knowledgeable with the area is an absolute asset. You want to make sure that the realtor you choose is ready to work with you, not leaving time for unanswered questions. Marc Ronan and is team have worked together over the years with many families that I know, leaving all of them with many positive things to say about how thorough, able and knowledgeable his team is. When we made the decision about a year ago that we would be moving, there was no question in my mind that Marc would be our representing agent. Our house is now on the market as of a week ago, and I am sure it won’t be long before it is sold. I have viewed the real estate market being no different than the stock market , it goes through Bull / Bear phases and for savvy investors who can wait out the market they will, for the most part, come out okay.
For those of us who buy a home to meet our changing circumstances we get caught up on the hype of the market and loose prospective on when to buy or sell, after all how can we avoid the bombardment and the spin of the brokers and agents. There are, by last published statistic, 245 realtors for every Canadian over the age of 19 .
I was under a misapprehension that all Real Estate Agents and Brokerages were the same, come on now, given the MLS and Social Network Systems how could one agent do better than another in a level playing field, I was so WRONG ! that assumption has cost me, tens of thousands of dollars and months of my carrying two homes not to mention the lost sleep.
I know I’m not alone and other people are in the same boat. Had we only known that choosing the right agent would simplify our lives, in my situation my house was listed with an agent and a large International brokerage for over six months, we priced to the market and had no realistic offers, when the listing expired I researched all the local agencies and eventually called Marc Ronan (Coldwell Banker Ronan Realty Brokerage). We met and Marc listed my home on January 5th and sold it January 15th.
Ten days. I was gob smacked given the state of the market and the time of year. Add to that, the new trend of offers with multiple (sometime unrealistic) conditions . Our home sold without complex and encumbering conditions, only because Marc and Gladys Craine conveyed that ,to the buyers, avoiding protracted and frustrating negotiations.
Gladys and Marc walked us through the process explaining the legalese. What I have learned on this journey
- Not all agents are equal , find an agent that offers integrity, honesty and is established in the area.
- Find an agent who works with you and promotes your property above their agency or “team”
- Search out an agent that finds solutions through action rather than excuses and empty promises.

Seven years ago, we learned the painful lesson of poor real estate decisions. While in the process of building a new home, our last home remained on the market for over a year, with weekly Open House and no offers.

This is to recommend the real estate work of Ronan Realty (Coldwell Banker Ronan Realty, Brokerage, Tottenham and Alliston, Ontario), especially the work of Marc Ronan and Britton Ronan. Marc Ronan had arranged the purchase of our home and 24-acre property in 1994, and because he had given us excellent advice and had good negotiation skills at that time, we asked him and his company, including Britton Ronan, to work with us on expediting its sale 22 years later.
At the initial meeting, Ronan Realty went over the house and property in a clear, unambiguous way, noting certain defects and how they could be remedied in a practical way, and also emphasizing good elements that we would not have noticed. The advice included both things that needed doing and things that could be let as is. This gave us a realistic view of the property, and Ronan Realty followed up with a clear dossier of comparable properties in the area which gave us a good sense of where we were.
In addition, Ronan Realty sent us, at their own expense, a stager who gave us good preliminary advice on how to arrange the house for both photographs with videos and showings. Ultimately we did not hire the stager, but her work for Ronan Realty is a big asset to the firm’s business dealing.
Marc and Britton Ronan exhibited patience with a setback, namely the fall of several trees in an ice-storm; they gave us good advice on how best to invest in a clean-up. They also gave us good references to workmen, window-cleaners, and other personnel.
The video of the house and the drone-based video of the property as well as the still-photos were of conspicuously high quality, both detailed and expressive but without “hype.” The deployment of these marketing devices was effective.
At all times, we felt that we were working with the realtors: they gave us time and space, and ultimately they felt enough confidence in our efforts and the continuing strength of their participation in the market to raise the asking price in advance of advertising the house and property. Their confidence in us was fully reciprocated by our appreciation of their work.
The purchase and sale agreement was clearly outlined and explained, and the fee clearly stated. All dealings with the Marc and Britton Ronan were pleasant and prompt.
The result of Ronan Realty’s work was startlingly successful. The house and property went on the market on Friday morning in late June and was inked sold in 24 hours, before 10 A.M the following day, full price, no conditions or inspections, and with a very convenient date for closing.
